The situation

Why homeowners start this project

Where water shows up inside is rarely where it gets in. Water runs along rafters and the roof deck before it drips, so a stain in one room can start several feet away on the roof.

A quick patch over the wrong spot hides the problem until the next storm, while wet decking, insulation and drywall keep getting worse.

New Jersey roofs take wind-driven rain, nor'easters, freeze-thaw cycles and ice dams, and each one finds the weakest detail on the roof.

What we do

We start inside and outside: checking the attic for wet wood, staining and daylight, then inspecting the roof above it. Most roof leaks come from a short list of places: flashing at chimneys and walls, cracked plumbing vent boots, valleys, skylights, missing or lifted shingles, and ice dams at the eaves.

If water is actively coming in, we tarp the area to stop more damage until the permanent repair is done. Then we repair the actual source: new step and counter flashing, new pipe boots, replaced shingles, resealed skylight flashing or rebuilt valley sections, whatever the roof needs.

We also check what the water already reached. Soft decking gets replaced, and wet insulation, drywall and paint inside can be repaired by the same team, so you don't need a second contractor.

If the leak started with hail, wind or a fallen tree, we photograph and document the damage at the same visit so you have what you need for an insurance claim. When a roof is leaking in several places because it's worn out, we'll tell you plainly whether a repair still makes sense or a roof replacement is the better money.

Planning notes

What to plan for before we start

01

Call when you first see water

A small stain is the cheapest moment to fix a leak. Waiting lets water soak the deck, insulation and ceiling, which turns a roof repair into several repairs.

02

Take photos and protect the room

Photograph the stain and any drips with the date, move furniture and put a bucket down. Those photos help us trace the leak and help your claim if a storm caused it.

03

Repair or replace depends on the whole roof

One failed boot or flashing detail is a repair. Leaks in several spots on an older, granule-worn roof usually mean the roof is near the end of its life, and we'll show you what we found.
